The Property Search feature allows you to filter thousands of listings based on attributes that you select. You can simply search for homes in a certain area and price range, or you can look for houses that fit your specific style. If you know your new home needs to meet very specific requirements, you won’t waste time looking through several homes that don’t work for you. Most real estate websites don’t offer this superior degree of choice. For sellers, it ensures that your listings are available 24 hours a day, 7 days a week.
Start by going to my website and clicking on the Start Property Search button. You can conduct a basic search from this page. Many basic searches can result in hundreds or thousands of listings – to help you filter through these, you can use the Advanced Search tab.
First select the area of the state you are searching in: Central Indiana, Evansville area, etc., by clicking on the map. From here you have ten different searches you can conduct:
Map – Point allows you to use a map to narrow down your search results. For instance, if you know that you want to live reasonably close to I-65, but south of 465 but north of Franklin – you can draw your map by clicking and drawing a red box around your desired area. If you want homes priced between $100,000 and $120,000 with three bedrooms and on 3 acres of land – it can do that, too. After you have entered all of your search criteria, simply click the Go To Properties List button to see which properties qualify. If you’re disappointed in the number of homes available to view, revise your criteria by eliminating an item or two that may not be as important to you as others, and try again.
Map – City, Map – Zip and Map – School District allow you the same search ability as Map-Point with the added benefit of having the city limits, zip code area or school district boundary lines of your choice outlined in a different color to help you narrow down your results.
County, City, Zip Code and Township allow you to choose searches in these categories by selecting them from a list. If you wish to live in a particular area, this is a great tool for you.
MLS # allows you to input up to 12 MLS numbers (MLS numbers are seven digits long each) and view their listing information.
Address is particularly helpful if you have been out driving around and see a home for sale that you would like more information on. You can input the address or street name to retrieve information. It is also helpful if you know that you prefer to live on a particular street or in a certain neighborhood and want to see if there is anything for sale that might suit your needs.
The advanced ‘Property Research Center’ offers further tools for homebuyers. By registering on the website, which is free, you also get these additional features:
Saved Searches that allow you to easily maintain lists of properties that match your criteria without having to re-enter any information, and there is no limit to the number of searches you can save.
Favorites Folder can be a great way to put in order those listings that interest you most.
New Listing Notification service will update you via e-mail with new listings that match the criteria of any saved search as often as you select.
